摘　　要： 21世纪,我国城市化和房地产业进入加速发展时期,亟需构建有中国特色的可持续发展住房消费模式。构建这一模式关键是现阶段在我国倡导适度消费和梯级消费,大力发展节能省地住宅。为此,在政策和措施上要构建鼓励居民住房梯度消费的政策体系,抓紧完善节能省地的经济政策,重视生态环境保护,在全社会大力倡导科学的消费观念。 Entering the 21 century, The urbanization and the real estate industry in China have speeded up to the period of development. China has vast population, limited land and shortage of resources, so the real estate industry still has not got rid of extensive development characteristic. So this situation oblige China to construct the Chinese-characterized sus- tainable development housing consumption pattern which lies in advocating moderate and gradual housing consumption and developing energy and soil conservation residence. Therefore, Chinese government should construct the policy system of gradual housing consumption to encourage dweller, prefect economical policies of the energy and soil conservation residence, attach importance to ecological environment protection, and advocate scientific consumption concept in the whole society.
