摘　　要： 伴随着我国土地利用制度的改革和房地产业的快速发展,城市更新以前所未有的规模和速度在全国范围内展开。在城市更新研究不断深入的同时,其对居民社区情感的影响也值得关注。在系统梳理西方社区依恋研究的基础上,以广州市富力广场和公寿里社区为例,运用t检验、卡方检验、层次回归分析等定量分析方法研究城市更新对居民社区依恋的影响以及社区依恋的影响因秦。研究发现,城市更新后社区居民对社区软硬件和社区依恋的感知均高于城市更新前社区居民的感知。对于商品房社区,影响社区依恋的因素主要为婚姻状态、收入、房屋产权、住房条件和邻里关系等;对于传统社区,则主要为居住时间、住房条件和邻里关系等。本研究从居民情感的角度论证了城市更新的迫切性和含理性:传统社区破败的物质环境和公共服务设施制约着居民的社区依恋,而含理的城市更新有助于社区依恋的提升。基于此,本研究提出城市更新应兼顾居民生活需求与情感需求,既要切实改善居民的居住条件,如修缮重建危旧房屋、增加社区公共活动空间和休闲娱乐设施等;还要尽可能保持传统的社区网络结构,保护传统社区文化,提升社区原住民的社区依恋和幸福感。 With the land reform and the rapid development of real estate, urban regeneration in China has expanded to the whole country with unprecedented scale and speed. Research interests in residents' sentiment grow as the research of urban regeneration goes deeper. Using quantitative methods (e.g. t-test, chi-square test, and hierarchical regression analysis), this paper investigates the impacts of urban regeneration on residents' community attachment and explores the factors that may influence community attachment in Fuli square and Gongshouli community in Guangzhou, China. The results show that the perception of physical features, social features, and community attachment of residents in the new community is significantly higher than that of residents in the traditional community. As for the new community, marital status, income, home ownership, housing conditions, and social ties are associated with community attachment. As for the traditional community, years of residence, housing conditions, and social ties are associated with community attachment. Therefore, this paper supports the urgency and rationality of the urban regeneration: the dilapidated physical environm ent and the inadequate public services and facilities have become constraints of community attachment while proper urban regeneration could enhance community attachment. We propose that urban regeneration should take residents' living and emotional needs into account. It is necessary to improve the living conditions by taking ways such as repairing and rebuilding dangerous houses, increasing public space, and recreational facilities. It is also necessary to maintain the social network of traditional communities, preserve traditional culture, and enhance residents' community attachment and sense of happiness.
