摘　　要： 城市集聚是城镇化发展的主要手段,城市集聚程度上升会带来住房需求的上升和厂房、仓库等企业设施的兴建,从而为城市引入更多的固定资产投资。采用南京市2006-2015年的数据,构建多元回归模型,从而测定出经济集聚、人口集聚、公共服务设施集聚三种主要城市集聚类型对于房地产开发投资的影响。 Urban agglomeration is the primary means for accomplishing urbanization.Improved levelof urban agglomeration will make the demand for homes rise and enterprise facilities like industrialplants and warehouses built,which will import more fixed assets investment for cities.This paperuses data between2006and2015in Nanjing,and constructs a multiple regression model to estimatethe effect of economic agglomeration,population agglomeration and public service resource agglomerationon real estate investment.
