摘　　要： 单位制住宅区物业管理是单位社区治理转型的关键。以武汉市某高校社区为实证研究对象,通过访谈与问卷,了解住户社区管理认知情况和居民物业管理意愿,比较分析武汉市现行物业化、半自治和自治管理三种物业管理模式并总结其适应性。 Property management of unit community is the key for the transformation of unitcommunity governance.This text takes an university community in Wuhan as an example,analyzes theresidents’perceptions on community management and their willingness of property management basedon the interviews and questionnaires.Through the research,three property management modes and theirrespectively adaptability in Wuhan city are comparatively analyzed.
