摘　　要： 随着科学技术的发展进步、生产社会化趋势的逐步扩大、人类知识的增长速度不断加快以及市场竞争的日益激烈，人们对信息的认知有了质的变化。信息被列为与能源、物质并列的人类社会发展必需的三大资源之一。信息化的水平俨然已经成为衡量一个国家的综合国力和现代化水平的重要标准。我国也正处在改革开放进一步深化的环境下，因此应当抓紧机会，合理利用信息，扎实的做好管理系统的工作，设计开发先进的软件应用系统，加快我国信息化建设的步伐。 人们的生活水平随着人类社会的进步和科学技术的发展在不断的提高，房地产也已经成为现在社会特别热门的行业。由于房地产业务种类繁多、销售形式复杂，信息的妥善管理就显得尤其重要。早期的手工管理形式已经不能满足楼盘销售的需求，在这种情况下，楼盘销售管理系统应运而生。 传统的手动登记信息管理在现有的低效率的错误率上花了大量的时间和人力资源，事实上，增加公司的运营成本，以及房地产的价值信息和数据在一个非常不稳定的状态，公司很快就会业绩下滑以及不可估量的损失，此外，复杂的难以满足现有客户的管理信息快速的联系信息，我们不能保证服务质量，您需要检查是否近年来投资少，操作灵活性，快餐服务功能在房地产市场活动中，和大型国家优惠政策，持发展房地产行业。 在楼盘销售管理系统的系统设计当中，系统流程从数据流程和功能流程两方面进行了分析，详细说明了数据库设计的过程，并且设计了房屋销售管理、数据统计报表、基本资料录入、系统设置、帮助等功能模块。楼盘销售管理系统是一个MIS系统，本系统采用了Delphi7.0作为开发工具，数据库管理系统采用SQLServer2000，其中数据库应用程序通过ADOODBC等数据源连接手段,获得各种数据。并通过SQL语言对数据进行各种处理，此外将各个功能模块的数据综合得到报表，以此报表来获得数据支持。 该系统主要有以下模块，分别是完成了基础信息管理的模块，实现了房型基础信息、楼盘和楼房的信息、员工的信息以及公司信息管理等。房屋销售管理模块，包括实现房屋销售管理、销售收款管理、客户资料管理和客户退款管理。统计报表模块，包括实现员工销售统计、楼房购订统计和客户的资料信息管理及客户退款管理，系统设置模块，主要有用户管理和用户口令修改和数据备份恢复等。 With the development of science and technology, production and gradually expand the social trend,the growth rate of human knowledge continues to accelerate and the increasingly fierce marketcompetition, it has been a qualitative change in cognitive information. Information is listed as one of thethree social development of human resources with the necessary energy, materials juxtaposed. The levelof information seems to have become a measure of the level of a country's comprehensive nationalstrength and modernization of the important criteria. China also is in the further deepening of reform andopening up the environment, and therefore should seize the opportunity, the rational use of theinformation, do solid work management systems, design and development of advanced softwareapplications, accelerate the pace of China's informatization construction. As people's living standards and the development of human social progress in science andtechnology constantly improving, real estate has become popular in society, especially now the industry.Due to a wide range of real estate services, selling complex form, the proper management of informationis especially important. Early forms of manual management can no longer meet the needs of real estatesales, in this case, real estate sales management system came into being. In the domestic traditional information management to manual registration based, inefficient, errorrate, spent a lot of time and human resources. Not only virtually increase the company's operating costs,but also the valuable real estate information and data in a very unstable state, the company will soon loseincalculable loss. In addition, traditional management inquiries complicated, difficult to meet customerneeds quickly check the availability of information, can’t guarantee the quality of information services.In recent years, the real estate industry with less investment, operating flexibility, quick service featuresactive in the real estate market, and a great development in support of national favorable policies. In the system design in which real estate sales management system, the system processes the datafrom both processes and functional processes are analyzed, a detailed description of the database design process and the design of the housing sales management, data statistics, basic data entry, system settings,Help other functional modules. Real estate sales management system is a MIS system, the system uses aDelphi7.0as development tools, database management systems using SQL Server2000, which databaseand other applications via ADO ODBC data source connection means to obtain various data.
