摘　　要： 物流园区产业集群是物流企业和其他产业的聚集地，其发展符合产业转型升级的需要。由于传统物流园区的运作模式逐渐向物流园区产业集群模式转型，园区内的社会资本的流动以及资源整合过程都发生了变化，因此对商业模式的管理理念和运作形式进行创新性研究显得尤为重要，只有符合时代要求的商业模式才能更好地促进物流园区产业集群的发展，以便推动物流行业及区域经济的发展。 从以往的研究来看，并没有专门针对物流园区产业集群商业模式进行研究的文献，但已经存在一些对物流园区产业集群形成、建设和规划的研究，也有对其他行业（如物联网、物流公共信息平台等）商业模式体系的研究。鉴于目前学界和企业界对商业模式的重要关注度，以及物流园区产业集群对促进区域经济发展的重要作用，本文对物流园区产业集群的商业模式体系进了研究。 本文首先阐述了产业集群、社会资本和价值链理论，并赋予物流园区产业集群新的内涵；其次，在物流园区产业集群商业模式内外部影响系统分析的基础上，提出商业模式的运作形式是围绕物流、信息流、价值流、资金流和商流的运作而进行管理和创新；再次，借助定量和案例分析方法，对商业模式的关键影响因素进行分析，通过信度、均值和因子分析获取关键影响因子和指标，并对广州LN物流园进行案例分析，以说明关键影响因素的重要性和实践性；最后，给出物流园区产业集群商业模式的发展策略。 本文的研究结果如下：物流园区产业集群商业模式的关键影响因子为物流、信息流、价值流、资金流和商流，而每个因子中影响程度最高的指标分别为基础条件完善性、信息服务质量及传递效率、园区企业间的信任与合作机制、园区经营总支出占总收入比重和商品的流通速度；此外，价值链的管理是商业模式运作的核心内容，而社会资本的形成和流动在物流园区产业集群发展中日趋重要，因此物流园区的经营和管理者要重视商业模式的革新。 From the previous studies of view, it has not the literature study specifically forthe business model of the logistics parks of industrial clusters. However, it has somestudies on the formation and planning of the logistics parks of industrial clusters,and the studies on the business model of the system about other industries /(such asnetworking, logistics public information platform, etc./). Given the current emphasison the business model of the academic and business community, and its importantrole to promote regional economic development, this paper study the system of thebusiness model. Firstly, this paper describes the industrial clusters, social capital and value chaintheory, and gives the new meaning to the logistics parks of industrial clusters;Secondly, on the basis of systematic analysis of the internal and external influences,this paper thinks that the operation of the business model is a form of managementand innovation to the logistics, information flow, value flow, capital flow andbusiness flow. Again, analyzing the key factors of business models by the quantitativemethods and case studies, and obtaining the key factors and indicators by thereliability, mean and factor analysis. Moreover, this paper studies the case ofGuangzhou LN logistics park, to illustrate the importance and practical of keyinfluencing factors. Finally, the development strategy of the business model are givenin this paper. The results of this study are as follows: the key factors of logistics park ofindustrial cluster's business model are logistics, information flow, value flow, capitalflow and business flow. The highest degree of impact indicators are the perfect ofbasic condition, the service quality and transmission efficiency of information, thetrust and cooperation mechanism between enterprises, the proportion of operatingexpenditure in the total income and the commodity circulation. In addition, themanagement of value chain is the core content of commercial operation mode. Theformation and movement of social capital is becoming increasingly important in thelogistics parks of industrial clusters. Therefore, the operation and management shouldpay attention to the innovation of business model.
