摘　　要： 通过对沪深两市房地产业公司年报数据的研究 ,提出了在最大净资产收益率前提下计算确定最佳负债率的方法、影响最佳负债率的因素 。 By analyzing the statistical data of the real estate corporation in Shanghai and Shenzheng securities business,it puts forward theorically that how to search out the best debt ratio and the facts affect compaction,so as to ascertain an apposite capital structure.
