摘　　要： 本文讨论的内容是"三旧"改造概念在历史文化名城老城核心区更新中的作用和价值,尤其侧重于其在更新实践中的推动或限制因素。本文的相关结论都是基于对佛山市祖庙东华里历史文化街区(岭南天地)的案例研究,结论显示,"三旧"改造概念在历史文化名城城市更新中的应用存在部分的局限性,这是因为历史文化名城的城市更新总是会遇到各地方所特有的情况,这常与"三旧"改造概念的假设前提不相一致。 This article is to discuss the function and value of ＂san-jiu＂ reconstruction concept in core area of old district to urban renewal in historic city. Especially emphasizes on promotion or restriction factors in urban renewal practice. The this article is based on relevant conclusion of case study of zumiaodonghuali historical and cultural blocks （lingnan tiandi） in foshan. The conclusion indicates that there is some limitation in urban renewal application in historic city for ＂san-jiu＂ reconstruction concept. The reason is that urban renewal of historic city will encounter each of the local unique of different city, which is not consistent with the assumptions of ＂san-jiu＂ reconstruction concept.
