摘　　要： 旧工业建筑再利用的特殊性,决定了必须重视做好此类项目的策划工作。研究立足于项目策划的需要,对旧工业建筑划分了类别;分析旧工业建筑再利用项目前期策划的判定方法,给出了技术依据;分别从制度策略及渠道策略两方面研究此类项目的促成机制;提出以"棕色地块治理"这一视角来对待此类项目的新观点。 Due to the reuse for old industrial buildings is rather particular, it is necessary to pay great attention to its project planning. Based on the needs of project planning, the old industrial buildings were divided into some categories. The judgement procedure of pre-planning for reuse projects was analyzed and the technical basis were proposed. The mechanism to form such projects was studied respectively from two aspects of the institution strategy and channel strategy. A new idea was proposed that ＂brown block management＂ could be adopted to deal with such reuse Droieets.
