摘 要: 采用定量和定性相结合的研究方法,以广州市大型保障性住房社区———金沙洲社区为实证研究对象,通过入户访谈与问卷调查,并应用SPSS软件对相关数据进行处理,分析了目前保障性住房社区的管理现状与存在问题。并在此基础上,提出了由政府主导保障性住房社区物业管理、在保障性住房建设中物业管理提早介入及吸引高水平物业服务企业参与管理等对策;针对居住人群的特殊性,提出了完善社区公建配套设施、为困难家庭提供物业费补贴、引入社工组织及加强对一线员工的专业技能培训等措施;最后,针对保障性住房中的商业设施,提出了加强经营性物业资产管理以实现社区持续发展的途径。 Aimed to the property management of indem- nificatory housing community, the qualitative and quantitative a- nalysis, as well as the theory and empirical research methodolo- gies are used in this essay. Based on the questionnaire investiga- tion and depth interview to the samples of low income groups in Jinshazhou Community which is the biggest one of Guangzhou, the current situation and the relative problems of property man- agement are described systematically and objectively. In the mean time, the SPSS software is used to analyze the statistical data. Finally, focused on the above analysis, the relevant sug- gestions to improve the community management and service are proposed, in terms of management models, contents, standards, subsidies, maintenances and so on.
