摘　　要： 本文从供需层次出发,分析商品房价格不合理上涨的推动机制,通过实证分析加以印证,得到的结论是经济适用房对商品房价格上升构成Granger因果关系。最终提出从经济适用房出发解决房价问题的几点建议,并做出了房价在现有体系下会持续上涨的推测。 This article analyzes the unreasonable price increases driven mechanism of real estate from the supply and de- mand levels, and proves from the data and empirical analysis, then draws a conclusion that there is Granger Causality be- tween comfortable housing and the rising price of real estate. Finally, this article proposes several suggestions to solve the housing problem and predicts that house prices will continue to rise in the current system.
