摘 要: 房价问题一直是社会关注的热点问题。本文通过数据回归的方法展现了广东住宅价格的变化状况,分析了影响广东省住宅价格格局和住宅价格的因素。最后得出了结论:近几年广东省住宅价格平稳增长;住宅价格呈现出以珠三角为核心区域逐级向周围降低的分布格局,但是也有两个特例城市;影响广东省住宅价格的显著因素是人均可支配收入、居民储蓄、建筑成本、房地产投资占固定资产投资、外商投资、人均GDP和滞后二期的住宅价格。 House price issue is always the focus of the society.This article shows the situation of house price changing in Guangdong by data regression method and analyzes the factors of forming the house price distribution patterns as well as the impacting factors of house price.At last,we can conclude: house price increases steadily in Guangdong recently;the house price's pattern presents that the Pearl River Delta is the core,then the price in the neighbor's area gets down gradually,but there are two exceptions;the significant factors influencing the house price in Guangdong are the per capital disposable income,savings,construction cost,real estate investment accounting for fixed assets investment,foreign investment,per capita GDP and lag phase ii of house price.
