摘 要: 城市轨道交通的建设促进了沿线房地产的增值.根据特征价格理论,选用半对数模型,以各楼盘的销售均价作为因变量,以楼盘与最近地铁站的距离、与城市CBD的距离、建筑面积等8个因素作为自变量,建立了特征价格模型,并推导出地铁对住宅价值增值的计算公式.选取西安市地铁2号线沿线的50个住宅楼盘作为样本,进行实证研究和定量分析.计算结果表明,西安市地铁2号线的建设会给沿线住宅带来明显的增值,且与实际基本相符,说明特征价格法可以较精确地定量计算城市轨道交通对沿线住宅的价值影响,从而为确定城市轨道交通外部效益回收、扩展其建设投融资渠道等提供了理论依据和数据支持. With the development of urban rail transit (URT), real estate price along the rail line is now on focus. A hedonic price method (HPM) was set up to calculate the impacts of URT on real estate property price, in which a semi-logarithmic model was used and eight variables were involved, such as Distance between the property and the nearest station, and/or Distance to CBD etc. Based on HPM, with the data of 50 residential properties in Xi'an, the effect of Metro Line 2 on price of adjacent real estate properties was estimated. The estimation results indicate that, Metro Line 2 in Xi'an has incited the development of real estate along the rail line and has given rise to real estate price obviously( specific results as in paper) which is consistent with the fact and can provide theoretical basis and data support for external benefit recycling and financing way of URT.
