摘　　要： 我国限价房政策出台的目的在于消除房地产市场供给垄断,稳定房价,促进住房市场供需均衡,进而满足部分中等收入或中等偏下收人群的住房要求。这样的政策对于解决部分人的住房问题、缓解刚性需求压力和稳定市场起到了一定的作用。但该政策在各地在实施过程中却出现了许多问题,在一定程度上限制了限价房的推广。文中对我国限价房实施中出现的主要问题进行了剖析,希望政府能重视这些问题,力争采取一些建设性的措施扭转限价房市场的现状,从而使限价房政策在房地产市场的激烈竞争下走得更远。 Limited-Price policy is aimed at eliminating the monopoly of the real estate market supply, stabling price, protnoting the housing market supply and demand balance, and then meeting housing requirements of some people who belong to the middle-income and lower-middle income. The pnlicy has played a certain role in solving the housing problem of some people, easing the rigid pressures of demand and stabilizing the market. However the policy has given rise to many problems in the implementation, to a certain extent, limiting the promotion of housing. Therefore, the papers analyzes main issues appearing in implementation of Limited- Price policy, we hope the Govermnent＇s attention to these issues, and strive to take some eonstructive measures to Limit-Price market to reverse the status quo, so that Limit- Price policy laid down tarther in the real estate market intense competition.
