摘 要: 研究目的:分析现行农用地估价体系,提出改进建议。研究方法:综述法,系统分析法。研究结果:成本法与剩余法不宜简单应用在农用地估价领域,收益还原法与市场比较法在应用时还需要改进。研究结论:产能是农用地价值的核心来源,在农用地转为建设用地时,估价除应体现区位条件价值外,还需补偿农业产能的损失。 The purpose of this paper is to make suggestions to improve agricultural land evaluation methods by reviewing the evaluation system.Methods employed include documentation and systematic analysis.The results show that the evaluation method of approximation on cost and the method of residue are unfit for being simply used in agricultural land evaluation field.Improvements are required on application of the methods of income and market comparison.It is concluded that the production ability is the core value of agricultural land.In the process of conversion of agricultural land into land for construction purposes, it is necessary to make up for the loss of agricultural producing ability through agricultural land evaluation in addition to considering the location value.
