摘　　要： 农村住房制度是中国住房制度的重要构成部分,具有突出的自然经济性质和较强的计划经济性质。它受到中国农村土地制度的根本制约,并且自改革开放以来变化缓慢。在这一制度下,自改革开放以来,中国农村住房建设取得了巨大成就,但同时也遭受了一系列挑战,其中主要包括农村人口向城市的迁移以及住房产权在各种不同主体之间的流转。我国虽对农村住房制度进行了增量调整,但它不足以应对挑战,农村住房制度需要走向存量改革。 The housing institution in rural China is an important part of China＇s housing institutions. The housing institution in rural China, constrained by China rural land institution, belongs to the natural economy and the planning economy and changes slowly. Under the traditional housing institutions, China housing construction has been making great progress, whereas is facing a lot of challenges, which consist of two factors： rural immigrations to urban and the exchange of the housing propriety rights. China has been regulating the rural housing insti- tutions incrementally, however, such behaviors are not enough, and it is necessary to consort to deposit reform.
