摘 要: 近几年,我国各个城市的商品房价格上涨较快,老百姓普遍抱怨买房困难。但是,对2001-2008年我国房价与收入比的统计研究发现,这是一个似是而非的问题。在上述时间区间,我国各个阶层的房价收入比都在保持稳定的基础上有所下降,居民收入上涨速度和房价上涨速度相当,或者略快。消费者买不起房子不是房价问题。通过对同期利率变化水平的研究证明,在按揭买房的模式下,利率上涨对消费者的影响非常大,消费者买不起房的重要原因是按揭利率上涨所致。鉴于此,我国房地产市场调控应该在控制房价的同时,重视利率政策。 In recent years, the housing price has been rocketing in most cities across China, resulting in complaints from consumers. However, this is a specious problem. The ratio of the housing price to the family revenue from 2001 to 2007 shows that the consumers' revenue has been increasing a little faster than the housing price. In other words, all the families are generally becoming stronger and stronger in housing consumption. This study reveals that the increase of interest rate for mortgage loans in the chosen period contributes mostly to the housing problem in China. The suggestion is that the government should pay attention to the adjustment of the interest rate instead of focusing only on the control of housing price.
