摘　　要： 对农村土地流转的三方:农村、城市和政府的考察表明,有效的交易主体包括农村中的农民、农村社会组织、农业生产企业,还包括各地政府,更包括城市中的城市居民、城市工商企业、城市房地产企业、城市的农业经营者。只有促进农业土地在这些主体间的流转,为每一类流通模式打通管道,才可能更加优化农村土地资源的社会配置,为农村经济效率优化创造必要条件。 By investigation into the three sides in rural land transaction including country, city and government, we find that the subdividing sides are farmers, rural community, agriculture corporation, as well as all level local governments. Citizen, industry and commerce enterprises, real estate and agriculture operators are involved too. In order to optimize the usage and allocation of land, the most important rural productive factor, we must improve the effectiveness of every possible transacting model. Then successful reform in rural area could be achieved.
