摘 要: 特征价格模型是房地产领域有效的评估和分析工具,将其与GIS技术结合起来,可以充分利用二者的优势,给评估人员提供决策帮助。在特征价格模型和GIS理论的基础上,通过多个案例的数据收集,建立了西安市住宅价格模型。以TopMap Desktop 6桌面地理信息系统作为GIS实现平台,对部分楼盘的物业价格、小区环境、交通条件等特征数据进行了专题图分析,研究了基于GIS的特征价格模型的具体应用方法。 The hedonic'price model is a useful and valid tool to assist people in real estate evaluation. By integrating housing hedonic price model and GIS, we can take both advantages into consideration to make decisions. The author establishes housing hedonic price model in Xi'an city after collecting many cases based on the two theories. Finally, the paper takes TopMap Desktop 6 as GIS platform, makes subject maps of some hedonic price data such as price, environment and traffic condition, and studies the application of integrating GIS and hedonic price model theory.
