摘 要: 分别建立开发商开发行为模型、地方政府开发行为模型、商业银行信贷行为模型和住房消费和投资行为模型,从博弈论的角度分析发现:在快速城镇化条件下,如果政府不加强房地产市场的宏观调控,不加快开发经济适用住房和廉租住房,必然导致商品住房的大量开发和房价不断攀升。 Setting up the developers behavior model, local government behavior model, commercial bank behavior model and housing consumption and investment behavior model, this paper finds from the perspective of the game theory that in the rapid urbanization a large quantity of commercial housing will be developed and the prices of which will keep rising if the government don't exercise the macro-control over the housing market and develop the affordable housing and low-rent housing.
