摘　　要： 研究目的:总结香港土地开发强度规划控制经验,为人地矛盾同样突出的国内其他大城市的土地开发强度规划控制提供借鉴。研究方法:类型学分析方法。研究结果:香港主要从用地分类、基地位置、建筑高度三方面对土地的开发强度进行控制。研究结论:土地开发强度的规划控制应明确目的、抓住关键点,不同土地用途、不同基地位置采用不同的控制原则和标准,建筑高度、基地位置和使用性质三者之间的数量关系宜明确限定,有特殊要求的地带应进行特殊控制。 The purpose of this study is to provide useful reference for mainland metropolises which have territory and high conglomeration of population, by generalizing the experiences of land development intensity control in Hong Kong. Method of the typology analysis is employed. The research result shows that land use classification, site location and building height are main aspects of land development intensity control in Hong Kong. The purposes should be clear and the key points should be seized to regulate land development intensity; Differentiated control principles and standards should be adopted for different land uses and site locations; The quantitative relationship among building height, site location and land use are advised to be stipulated clearly, special controls should be allowed in some circumstances.
