摘 要: 研究目的:测算选择的土地相关因素对房价在时间上的领先或滞后作用。研究方法:时差相关性方法。研究结果:南京市土地市场影响房价的因素中,土地单价与土地出让面积领先于房价,土地出让金、土地开发面积与政策法律法规滞后于房价。研究结论:采用时差相关性分析的方法测算出南京市土地因素对房价领先或滞后的年限,最后提出具有针对性的政策建议。 The purpose of the paper is to calculate temporal impact of land elements on estate price in Nanjing. Method of time-difference correlation analysis was employed. The results show that, among factors influencing estate price, the land price and land grant area are advanced in time while the land grant fee, land development area, and government policies and laws are lagged. Advanced years and lagged years were determined with lime-difference correlation analysis method. Relevant suggestions were made on policies.
