摘 要: 近些年,顾客对住宅产品的要求不仅体现在质量、功能、环境、价格、工期和服务几方面,而且还对个性化提出了更高的要求。而住宅设计是保证住宅产品质量、功能和成本的关键环节,也是顾客关注的焦点。本文提出两阶段、用户参与的住宅设计思路。在阐述其概念和实施必要性的基础上,提出两阶段、用户参与住宅设计的退耦点的确定方法及实现形式。阐述了房地产企业运作两阶段、用户参与住宅设计的基本理念、过程和各主体的相互关系,为实现顾客满意的住宅设计提供重要实现途径。 In recent years, customer's requirements to housing products not are only in quality, function, price, time and service, but also in individualism Design is the key to assure the quality, function and cost of housing products, where the customens focus their concerns. In this paper, a two-phase housing design and customer-participation is put forward. On the basis of expatiating its concept and necessity, the paper brings forward the determination method and realization form of the two phases and the decoupling point of customer participation. The two phase operation of real estate enterprises is expounded, so are the basic idea, process and relationship of all participants, Providing a means of realization of housing design for customer satisfaction.
