摘　　要： 空置率是衡量房地产市场健康与否的重要的指标之一,对它的合理管理和控制有助于调整房地产市场和进行资源的有效配置。这里随机选取广州市九个区约130个商业住宅小区进行实地调研,得到完整的小区调研表格115份,共计108275个有效住宅样本,通过查录水电费资料,与物业公司人员深度访谈,得到相关区域的商品住宅空置数据。通过分析统计数据,发现当前广州市该区域商品住宅的空置率为7.61%。最后针对目前的市场状况,建议从宏观上采取积极措施,维持空置率保持在正常水平,促进房地产业的健康发展。 Vacancy rate is an important index to measure the real estate market is healthy or not.Reasonable management and control of the vacancy rate is helpful to adjust the real estate market and to allocate resources effectively.This article randomly selected 130 commercial residential areas of 9 districts in Guangzhou from March to June in 2011 to conduct field research,and 115 complete and effective residential area investigation forms were obtained,108,275 effective residence samples in all.Through investigating the water and electricity fee and talking with the staff of the property management companies,the vacancy data of relevant districts was obtained.By analyzing the statistics,the vacancy rate of commodity housing of these districts in Guangzhou was found out as 7.61%.At last,according to the present market status,we suggest that positive actions should be taken on the macro level to maintain the vacancy rate on a normal level and to promote healthy development of the real estate market.
